Pricing Your Home

My goal is to understand your financial objectives, then together determine how to achieve the highest realistic market price for your home!

The critical decision: setting the optimum price. Homes sell quickly and usually for the most money when they are priced properly from the beginning. The price you ask will directly affect our success in selling your home. The buyer will determine how much he will pay based on comparable homes in the neighborhood which have recently sold. Buyers shop by comparison. As always, adjustments will be made for differences in location, condition, options, upgrades, street appeal, views and more.

The price at which you choose to market your property will be, at best, an estimate of what you think those “results” are likely to be once your home is placed on the market. To assist you in the selection of a pricing strategy, I will prepare a customized Competitive Market Analysis for you. Accurate statistical information will be provided to assist you in your decision making.

My marketing analysis will help us position your home for activity against the competition. Understanding this information will enable us to work together in correctly pricing your home. The best price obtainable can only be determined by thoroughly examining the trends and aggressively challenging the competition. In the end, the market dictates value based on current conditions, the current supply of buyers, and the current competition or inventory.

  • The proper price gets a faster sale, which means you save on mortgage payments, insurance, HOA dues, taxes, utilities and other carrying costs.

Danger’s of Overpricing

  • Buyers are shopping by comparison, and looking at an over-priced home may convince them to make an offer on a different property.
  • Properties left on the market for extended periods of time usually become “shopworn”, causing many to believe something is wrong. It lessens your competitive advantage.
  • Lengthens marketing time, and invariably results in a lower selling price.
  • Reduces number of showings.
  • Costs you time.
  • The appraisal must come in at market value.
  • The sellers “need” for a certain amount of cash may not be the same as “market value”.
  • Minimizes ability to negotiate.
  • Neighbors may lead the seller to believe they got more for their house than they actually did.

Some agents accept a listing at any price even if it’s an inflated price, just to get the listing. Failure to understand market conditions and properly price your home can cost you a bundle or cause your home not to sell. This may prevent you from achieving your goal or purchasing your new home.
