Let us help you package and position your home to appeal to buyers. Staged homes nationally are selling quicker for a better price than homes that are not staged. It’s the little things, many requiring minimal time and expense, that create a favorable impression with prospective buyers and make your house stand out from others on the market.

A buyer’s initial impression of your property can make or break the sale. Research shows that within the first 15 seconds, most buyers have developed an opinion of a property. A negative first reaction can close the buyer’s eyes to your home’s many desirable features. A positive first reaction makes the buyer want to see more and casts your entire home in a favorable light. That’s why establishing the right impression is crucial to attracting a strong offer and ultimately achieving a successful sale.

The suggestions on the following pages will help you see your home through a buyer’s eyes so that you can create a first impression that works to your advantage. Prospects would rather see how great a home really looks than hear how great it could look “with a little work”. Keep in mind that not all suggestions may apply to you.

Staging is presenting your home in its best and most appealing light to the majority of home-buyers. Homeowners may find it difficult because it’s often hard to see something objectively when we love it. Marketing and selling your home is really a team effort. We expose your property to as many qualified buyers as possible. In turn we ask that you prepare and keep your home staged for showings.

Staging is not decorating. Decorating means personalizing your space, staging is depersonalizing it. Decorating is optional. Staging is mandatory. Simply put, it should be clean, un-cluttered, brightly lit, orderly, and well maintained with marketable colors. Think of it as a gift all wrapped up to look its best! You shouldn’t have to spend an extraordinary amount of money. If you plan wisely and prioritize, you shouldn’t have to spend a lot of time.

We all know that the way we live and the way we sell our homes are two different things! Packing early clears your rooms and makes it easy for buyers to mentally move in. You must learn to assess your house and property without an emotional attachment. You must begin to think of your house as a product. This means letting go and moving on. Like a product, people are drawn to it because it looks better than other products on the shelf. A staged home will look better than competing homes for sale, allowing you to sell faster and/or for more money.

Nothing pays dividends to sellers of a home quite like elbow grease. Buyers assume a clean house is well cared for. Good housekeeping and repair, spaciousness, and pleasant aromas bring top dollar and fast sales. Conversely, the demons to the business of home selling are dirt, lack of light and space, deferred maintenance, and bad odors. Don’t fall into the trap of rationalizing that a buyer “won’t mind”. Buyers do indeed care a lot about what their new home looks like.
